P&K Property Prices Continue to Soar

HOUSE PRICES in Perth and Kinross have risen over 11% in past 12 months. The average home now comes in at £142,000, compared to £127,000 in 2005. For the first time in its history, Perthshire Solicitors' Property Centre saw annual property sales push through the £200m barrier to end the year on £223m.

PSPC manager Anne Begg said the increased sales, which saw member legal firms experiencing 8% more homes changing hands, reflected people's need to secure a foothold on the property ladder, or to take the next step.

With the focus of much of the first-time buyer market as ever within the flats sector, average prices jumped by 8%, the biggest individual rise. "The average price is now £86,00Q, up from £73,000 at this time last January, but we continue to see strong demand; from newcomers keen to enter the market," said Mrs Begg.

 

Semi-detached villas were up 11.7% at an average of £148,000, while terraced homes averaged more than £95,000, an increase of 3%.

The market for bungalows also remains buoyant, with the average home costing around £179,000. A semi-detached bungalow will set you back £112,500 - up 16% on 2005.

Meanwhile those searching for the rural idyll will find that the average price of a country cottage in Perth and Kinross rose by 3.6% to an average £140,OOO.

Mrs Begg added, "2005 was an extraordinary year for property. Right across, the board the market has been very upbeat over the past 12 months."
